Anyone seeking a real estate license must complete an exam prep course approved by their state’s real estate commission. In Florida, for example, the Florida Real Estate Commission (FREC) requires a 63-hour course. This requirement can be met through either in-person or online courses.

Pass a State Background Check

Pass the Real Estate State Licensing Exam

Your course completion is valid for two years, giving you time to prepare before taking the exam. However, most students choose to move forward quickly so they can earn their license and start working as soon as possible.

Submit your real estate license application.

Before taking the state licensing exam in Florida, you must first apply for your real estate license. Applications can be submitted online through the Florida DBPR official website or by mail, along with the required $83.75 fee. It can take two to four weeks to receive approval.

Clear a state background check.

After submitting your application, you’ll need to provide fingerprints through a Livescan provider authorized by the Florida Department of Law Enforcement (FDLE). These fingerprints are used to complete a background check and confirm your eligibility to become a licensed real estate salesperson. Additionally, a separate fee must be paid to the Livescan provider, which can typically be done within three to five days.

Pass the real estate licensing exam.

Once your application is approved, you can schedule your real estate exam. In Florida, the exam is administered by Pearson VUE and must be scheduled in advance. Walk-ins are not permitted.

On exam day, you’ll need two forms of identification, such as a driver’s license, passport, or state ID card. Testing is conducted at approved sites, and you’ll have three and a half hours to complete the exam.

Most students take one to two weeks to review their pre-licensing material before sitting for the test. The exam includes 100 multiple-choice questions, and requires a passing score of 75% or higher. The administration fee to take the exam is $36.75. 

Because the test is electronic, you’ll receive your results immediately after completion. 

Activate your real estate license.

After passing the exam, your results are sent directly to the Florida Department of Business and Professional Regulation (DBPR). Your real estate broker will then activate your license. From there, you can expect to receive your official license within 7 to 10 days. You can also check the status and validity of your license at any time through the DBPR portal.
